  • Net population growth. Arizona continues to rank among the top 5 states for net domestic migration. Phoenix, Scottsdale, Mesa, and Gilbert are all absorbing new residents — creating sustained rental demand.
  • Employment diversification. The Valley has evolved well beyond its historical reliance on construction and real estate. Semiconductors (TSMC, Intel), healthcare (Banner Health, Mayo, Honor Health), financial services (JPMorgan, Wells Fargo), and tech continue to add high-wage jobs — creating a stable, high-income renter base.
  • No rent control. Arizona state law preempts local rent control ordinances, preserving landlords' ability to price to market and manage their properties efficiently.
  • Strong tourism and short-term rental demand. Scottsdale in particular offers one of the most robust STR markets in the Southwest, with high average nightly rates during the October-May peak season.

  • Long-term single-family rentals in Phoenix's northwest and southwest corridors. In communities like Surprise, Peoria, and Laveen, investors can still find single-family homes where the numbers pencil at realistic rent-to-price ratios. The key: buying right and managing expenses carefully.
  • Mid-term furnished rentals in Scottsdale. The 30-90 day furnished rental market for healthcare travelers, corporate relocators, and snowbirds produces premium rents with manageable turnover. Many investors are finding mid-term outperforms both STR (lower overhead) and long-term (higher income) for the right Scottsdale product type.
  • Value-add duplexes and small multi-family. With single-family home prices elevated, small multi-family properties (2-4 units) that can be improved and then rented or repositioned offer compelling yield potential — and the ability to house-hack if you want to live in one unit.
