How Interest Rates Are Shaping the Phoenix and Scottsdale Market in July 2026

If there's one topic that dominates every real estate conversation in our market right now, it's mortgage interest rates. From first-time buyers calculating affordability to luxury buyers deciding between paying cash or financing, rates are front and center. At The Miele Group at NEXT Real Estate, we work with buyers and sellers across Phoenix and Scottsdale, and we want to give you an honest picture of how rates are shaping our market as we enter the second half of 2026.

The Current Rate Environment: Context Matters

30-year fixed mortgage rates are currently sitting in the 6.3%–7.0% range depending on loan type, credit profile, and points paid. Jumbo loans — which apply to much of the Scottsdale luxury market above $726,200 — can run slightly higher, though high-net-worth buyers often have access to favorable portfolio lending options through private banks.

It's worth keeping this in perspective: the 2020–2021 era of sub-3% rates was a historic anomaly, not a benchmark to measure everything against. For most of the past 30 years, mortgage rates in the 6–8% range were considered normal. The buyers who purchased at 2.75% in 2021 won the lottery — but that doesn't mean today's market is unattractive.

Key rate-related trends we're tracking in our market:

  • Fewer move-up sellers: Homeowners who locked in 3% rates are reluctant to sell and give up those rates. This "rate lock-in effect" is constraining resale inventory in Phoenix and Scottsdale and supporting prices.
  • Builder incentives filling the gap: New construction builders are aggressively buying down rates — some offering effective rates of 5.5% or lower through temporary buydowns. This is creating real opportunity for buyers open to new construction.
  • Cash buyers remain active in Scottsdale luxury: Above $1.5M, a meaningful percentage of buyers are paying cash or financing minimally, largely insulating that segment from rate sensitivity.

What This Means for Phoenix and Scottsdale Buyers in July 2026

If you're a buyer on the fence about rates, here's our honest take:

Waiting for rates to drop isn't a free option. Every month you wait, you're paying rent instead of building equity. If rates do drop significantly, you can likely refinance — but you can't go back and buy the home at today's price if values appreciate in the meantime. Phoenix and Scottsdale have demonstrated consistent long-term appreciation driven by population growth and employment expansion.

Focus on monthly payment, not just rate. A $50,000 price reduction can have a similar impact on your payment as a 0.5% rate decrease. In a market with somewhat more negotiating room than 2021–2022, there's opportunity to negotiate both price and seller concessions for rate buydowns.

Get creative with financing. ARMs, 2-1 buydowns, and assumable mortgages are all worth exploring with your lender depending on your situation. We're happy to connect you with the right lending partners.

What This Means for Phoenix and Scottsdale Sellers

Sellers should understand that buyers are more rate-sensitive than they were two years ago, which means pricing accurately matters more than ever. Overpriced listings are sitting. Well-priced homes — especially those move-in ready — are still moving in reasonable timeframes.
