How Interest Rates Are Shaping the Chandler AZ Real Estate Market in 2026

If you're watching the Chandler real estate market — whether as a buyer, seller, or simply a homeowner tracking your equity — interest rates are likely top of mind. They've dominated real estate conversations for the past few years, and their impact on buyer behavior, home prices, and market activity in Chandler is real and nuanced. I'm Donna White, your Chandler REALTOR®, and I want to give you an honest, grounded perspective on what rates mean for your real estate decisions right now.

The Rate Reality for Chandler Buyers

Mortgage rates today are significantly higher than the historic lows of 2020–2021, and that's changed the calculus for many buyers. Here's what the math looks like on a Chandler home purchase:

  • At a $500,000 purchase price with 10% down ($450,000 loan) at 6.75%: monthly payment is approximately $2,918 (principal + interest)
  • At the same loan at 7.25%: approximately $3,069/month — $151 more each month, or $1,812/year

These differences are meaningful, but they haven't stopped the Chandler market. Why? Because Chandler's buyer pool — largely tech professionals, dual-income households, and corporate relocators — tends to be financially resilient. Many buyers are purchasing with larger down payments or accepting slightly higher payments in exchange for getting into a market they believe in long-term.

Additionally, sellers in Chandler have increasingly been offering rate buydown concessions — essentially paying to temporarily or permanently lower the buyer's interest rate. A 2-1 temporary buydown, for example, reduces the buyer's rate by 2% in year one and 1% in year two, dramatically reducing early payment burden. If you're buying in Chandler and your agent isn't asking about seller concessions for a rate buydown, you may be leaving money on the table.

What This Means for Chandler Sellers

The rate environment has created a slight cool-down in demand compared to the frenzy of 2021–2022, but let me be clear: Chandler is still a seller-friendly market in most neighborhoods. The key shifts are:

  • Buyers are more price-sensitive and better educated about market values. Overpricing by even 3–5% will result in extended days on market and likely a price reduction.
  • Buyers are more likely to negotiate on repairs and closing costs than they were in the seller's market peak. Expect some back-and-forth post-inspection.
  • Offering a rate buydown allowance (seller-paid concession) as a marketing tool can dramatically widen your buyer pool and accelerate your sale.

Homes in Chandler's most desirable neighborhoods — Ocotillo, Sun Groves, Fulton Ranch — with strong school district access continue to move quickly when priced accurately. Condition and presentation matter more than ever; buyers who are stretching their budget want a move-in-ready home, not a project.

The Long View: Marry the House, Date the Rate

The phrase you've probably heard is true: you can refinance a rate, but you can't refinance the price you paid. Arizona's long-term appreciation trends, Chandler's continued economic strength, and the strong institutional demand for housing in the East Valley corridor all support the view that buying now — even at today's rates — positions buyers to benefit from appreciation and the ability to refinance when rates inevitably adjust.
