Start with your "why" and your timeline. Are you buying because you're tired of renting and want to build equity? Relocating for a job? Starting a family and need more space? Your "why" shapes your entire buying strategy — the neighborhoods you'll consider, the features you won't compromise on, and how aggressively you'll compete for the right home. Get clear on this before you start browsing Zillow.
Get pre-approved early — and with the right lender. Pre-approval isn't just a formality — it's what transforms you from a browser into a buyer. In Scottsdale and Phoenix's competitive segments, sellers routinely reject showings and offers from buyers who aren't pre-approved. Work with a local Arizona lender (not a big bank's call center) — they're faster, more communicative, and better at navigating Arizona-specific timelines.
Understand the full cost of homeownership. Your mortgage payment is the starting point, not the total. Add property taxes (Arizona's effective rate runs ~0.6–0.7% of assessed value), homeowner's insurance, HOA fees (nearly universal in Scottsdale communities — budget $100–$500/month depending on amenities), utilities, and maintenance. A good working number: budget 1% of home value per year for maintenance and repairs.
Know your Arizona-specific loan options. Beyond conventional and FHA loans, Arizona has state-administered first-time buyer assistance programs through the Arizona Department of Housing (ADOH) and the Home Plus program that offer down payment assistance up to 5% of the loan amount. Ask your lender whether you qualify — many first-time buyers don't realize these programs exist.
Define your non-negotiables vs. your preferences. Walk into the search knowing what you must have (e.g., 3 bedrooms, specific school district, single-story, max commute distance) vs. what you'd like but could live without (pool, updated kitchen, 3-car garage). Understand Scottsdale vs. neighboring cities. Scottsdale commands premium prices. If your budget is under $500K, you'll find much more inventory in Chandler, Tempe, Gilbert, and Mesa — all of which offer excellent quality of life, great schools, and easy access to Scottsdale's amenities without the Scottsdale zip code premium. Don't limit yourself unnecessarily.
Move fast — but not blindly. In the sub-$500K range in popular East Valley and Scottsdale-adjacent zip codes, good homes receive multiple offers within days. Be ready to act when you find the right property. This doesn't mean skipping due diligence — it means having done enough homework ahead of time that you can make a confident, informed decision quickly.
Your offer is more than the price. In competitive situations, terms matter as much as price. A clean offer with strong earnest money, a short inspection period (7–10 days), and flexible closing timeline is often more attractive to sellers than a marginally higher price with messy terms. Never skip the inspection. In Arizona, the standard purchase contract includes an inspection period (the "Due Diligence" period) during which you can request repairs or cancel without penalty. Use this period to verify you know exactly what you're buying.
Understand the BINSR process. Arizona uses a Buyer's Inspection Notice and Seller's Response (BINSR) to formalize repair requests after inspection. Your inspector will find things — all homes have issues. The question is which items are material and warrant a request. Close-day checklist. Before signing anything at closing, do a final walkthrough of the home to verify it's in the agreed-upon condition, all negotiated repairs were completed, and the seller has vacated. Review your closing disclosure carefully — line by line — before closing day so you're not signing under time pressure.
